There's no way to guarantee the sale of your home in a buyer's market. However, I can give you some real good advice that has been proven over and over again.
The most important thing is this:
Don't put your home on the market until it is ready. Imagine that you are a buyer, looking at your home for the first time. As the buyer, you will be "looking" for anything broken, out of place, or not maintained well. Get yourself a paper and pen and walk the home inside and out, writing down everything that needs attending to. Make sure to repair or replace all items on the list BEFORE putting the sign in the yard. In addition, make sure the home's interior is neutral and un-cluttered. De-personalize your home so that buyer's can imagine themselves living there.
In a market where there are so many homes for buyer's to choose from, the first impression is the most important one. You may not get another chance to capture the buyer's attention.

Very good points! Some people are hurrying to submit their houses on the market. But often one weekend of hard working is enough to improve the first impression much more! And it's not only question of buyer's market. I am dealing in Dekoven Mews in Toronto, which is growing nicely, but still there is a big difference between ready and non ready house...
