They gave us 6 days notice to get moved and report to work. I know what you're saying, but if you have a good job with benefits these days you have to do whatever is necessary to keep it. And being that he's the primary bread winner I had no choice but to cooperate.&lt;br /&gt;&lt;br /&gt;I hope this explains why my posts went from featuring Dawsonville to Douglasville. (Well, I haven't posted anything about Douglasville yet- but I will!) The good news is that my real estate license is for the entire state of Georgia and as long as we stay in the state, I can work wherever I go.&lt;br /&gt;&lt;br /&gt;Back to the subject of egg throwing...I have to admit I was hesitant at first to re-group and start over in a new town. I became discouraged and thought about giving up the business for awhile and getting a 'job'. But now that I've had time to digest it and meditate on it for awhile, I've decided that I can't give up doing what I love to do.&lt;br /&gt;&lt;br /&gt;When I moved to Georgia from Florida in 1995 I moved to the area where we have moved to, so I'm familiar with the area. Although we are happy that the tax credit made it to the signing table, there were a few changes from the original bill that was passed by the Senate.&lt;br /&gt;&lt;br /&gt;The credit is limited to eligible purchases made between June 1, 2009 and November 30, 2009. If you have already closed on your home purchase this year, you will not receive the credit. The credit can be claimed only one time per taxpayer.&lt;br /&gt;&lt;br /&gt;The final version of the bill contains an amendment to clarify condominiums and residences occupied at the time of sale are eligible for the credit. In addition, eligible single family residences include :&lt;br /&gt;- new single family residences&lt;br /&gt;- previously occupied residences that were for sale prior to the May 11, 2009 and are still for sale after May 11, 2009&lt;br /&gt;- owner-occupied residences with respect to which the owner's acquisition debt is in default on or before March 1, 2009 (meaning pre-foreclosure properties)&lt;br /&gt;-residences where a foreclosure has taken place and are owned by the mortgagor or the mortgagor's agent (properties owned by the bank)&lt;br /&gt;&lt;br /&gt;There has been little debate about the need to stimulate the housing market. However, state budget deficits left approval of HB 261 in serious trouble. It was finally decided to reduce the overall maximum benefit of the tax credit to $1,800 or 1.2 % of the purchase price (whichever is less) spread over three years so that the overall impact to the state was reduced by allowing the credit to be claimed over three years, while continuing to provide a significant benefit to potential homebuyers.&lt;br /&gt;&lt;br /&gt;It is important to note that this is not just for First Time Home Buyers. Anyone purchasing a home may be eligible for this tax credit.&lt;br /&gt;It is also important to note that this is not in lieu of the Federal Tax Credit of $8000 that purchasers may also be eligible to receive.&lt;br /&gt;&lt;br /&gt;For specific questions about the tax credits and what it means to you, contact your tax professional.&lt;br /&gt;&lt;br /&gt;Now, more than ever is the time to buy. As soon as I get the details, I will update!&lt;/div&gt;&lt;div align="justify"&gt;&lt;br /&gt;What awesome news today. I think I discovered why it's called Labor Day. I moved over the weekend, and I did a lot of "laboring". Actually, I'm still not completely sure where all my clothes are, shoes, makeup, etc. You would think that after moving as many times as I have I would have a better system and be more organized. But you know, no matter how organized you think you are, and no matter if you hire movers or do it yourself, there's still TONS of little things you must do once you arrive. So, Saturday it was a work/play trip. (Place a sign, take photos, and explore the property.) The first set to the main summit is 175 stairs. Once you reach the summit, if you are REALLY fit and full of energy, try the second set which I believe was 450 stairs. If you make to to the top, you will discover that you can actually drive around the falls to the top, walk right out to the deck and look down. But that really takes all the fun out of it doesn't it?&lt;/span&gt;&lt;/div&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;div align="justify"&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;The falls are absolutely gorgeous. And the view from the top is incredible. If you're in the area, make sure to plan to visit. There's a picnic/play area, visitor center, wading pool (fishing pond), hiking trails, cottages, campground and even a lodge &amp;amp; restuarant. &lt;/span&gt;&lt;br /&gt;&lt;/div&gt;&lt;div align="center"&gt;&lt;a href="http://www.amicalolafalls.com/"&gt;http://www.amicalolafalls.com/&lt;/a&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;br /&gt;&lt;span style="font-size:85%;"&gt;&lt;span style="font-family:verdana;"&gt;Once you have visited the falls, you'll be so impressed you will begin to imagine how nice it would be to visit more often. Seems like we all do alot of "waiting". We wait for people, events, results, and we even wait for food! What I would like ask you is, what are you doing while you're waiting? Are you using that time in a positive way? Or must you look back with regret that so much of your time was just "wasted time"?&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Maybe you have your home listed for sale? Are you waiting for the right buyer? Here are some things that you can do while you're waiting. &lt;/span&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Clean out the attic, garage, and closets. Go through everything. If you haven't used it in a year you probably don't need it. Separate things into 3 different piles. One pile is things you still need to keep. (Your child's first shoes. Your grandma's cake plate. Things you would never part with.) The second pile is things to donate to a charity. The third pile is things you should sell. Which leads to my next point.&lt;/span&gt;&lt;/li&gt;&lt;br /&gt;&lt;li&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Have a Yard Sale! Take advantage of the time you have while you wait by getting rid of as much as you can. There will be that much less to move once the home closes and it's time to load the truck! &lt;/span&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Is your business slow? As an agent, I have utilized my "extra" time in the last few months taking classes (Like getting my Brokers License!), attending seminars, learning new technology, and getting better organized. &lt;/span&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;I am very grateful that my business has increased tremendously! I was meeting my new Partner - &lt;a href="http://activerain.com/blogsview/582402/PRESS-RELEASE-JULIE-HUGHES"&gt;Julie Hughes Nix &lt;/a&gt;at my office so that we could ride together to the corporate sales meeting of Power Realty. It was her grand introduction to everyone, and my proud moment as being the recruiting agent of the month and winning $$$$$ too! I was absolutely SIKED about the meeting. Of course, I am always excited because Power Realty is THE BEST company I have ever worked for, and I am so proud to be there.&lt;br /&gt;Anyway, As I was putting my bags into my car the dog jumped on the front door and it shut. It was locked. My keys..all of them, were in the house! I could not believe this was happening to me! What in the world would I do??? We have a spare house key hidden outside. It has been there for months. However, over the weekend, we needed it and it was inside on the counter. Great! &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;I considered calling a locksmith, as I did have my cellphone on me. But I had no idea WHO to call. I live 20 minutes out in the country. How long would I be sitting here waiting? I am hot now, the temperature is high, the humidity is horrible. I was already having a bad hair day..now it's just laying there on my head. I was dressed up in a linen blazer...shedding that as I sit in my car sweating and wondering WHAT to do. The blazer is now wrinkled as if it just came from the bottom of a pile of clothes. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;I called my broker, and she says OH NO!! You HAVE to be there! ( Any other time my branch manager would have come to pick me up, however she was having a blast at Disney World in Florida while this catastrophe was going on.) &lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;It was then I remembered....my husband was working on something in the yard last weekend and didn't put all the tools away. I looked, and there...YES! It was a huge, long crowbar!! I hooked that baby in the doorframe and pushed it hard and with great cracking and splintering the door was open!!! I got my keys and took off! Good thing I have a guard dog IN the house- no worry someone will come in until I get home and attempt to repair the damages! &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;I arrived ON TIME, looking like I just came from an outdoor shower with my clothes on. It is more obvious among 25-40 year olds in the middle to upper income class. The trend is that they are not spending money. They have made a committment that they will purchase only necessity items until the end of the year. Realizing that they don't "need" even half of what they have, they are seeking happiness, peace, and enjoyment in life from the more simple things. They are forcing themselves to be more resourceful, and learn to live without so much "stuff". &lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt; &lt;/div&gt;&lt;/span&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;Looking at the glass half full, I see people learning new values in life. I see people learning that you can't find happiness in "things" and that we have been "dupped" into believing that new cars, furniture, big houses, diamonds, and designer clothes make us who we are. &lt;/span&gt;&lt;/div&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;Looking at the glass half empty, I wonder what the effect of this new trend will be on the economy as a whole. You know, you just don't realize how much you have until you start packing it into boxes! After a few hours of packing, I decided it was just too much. I had a huge yard sale, and got rid of about half of what I owned. It's been about 6 months, and to my surprise I haven't missed ONE single thing that I got rid of! Furthermore, I have made a committment to join the movement. No un-necessary purchases until the end of the year. I believe that learning new values when it comes to money will generate new interest in buying a house. Once spoken words can heal, inspire, encourage, motivate. They can also cause a great deal of pain. You don't have to speak out loud everything you think in your mind. Some things are better left unsaid.&lt;br /&gt;Things my mother said to me as a child:&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;"I hope you have a daughter someday, and I hope she acts just like you do!" - &lt;em&gt;I have NO children&lt;/em&gt;. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;"You are TOO loud, I heard you over everyone else on the bus!" &lt;em&gt;I have spent the last few years of my life learning to be more assertive and speak up! People constantly complain that I am mumbling and they can't hear me. &lt;/em&gt;&lt;br /&gt;&lt;br /&gt;" Why do you always have to learn everything the hard way?" &lt;em&gt;I am still trying to stop doing that.&lt;br /&gt;&lt;/em&gt;&lt;br /&gt;My father had his own contributions. I was a chunky kid, and he was always concerned about my weight. I loved milk. For example I learned that:&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;em&gt;&lt;strong&gt;98.8% of homeowners pay their mortgage payment ON TIME.&lt;/strong&gt;&lt;/em&gt; Another 1% pay late, but still make the payment. Let's see, that means that 99.8% of homeowners are not losing their homes. And .02% are being foreclosed on. These are not arbitrary numbers. This gentleman, Frank Norton Jr., is a credible authority on the subject. Not a day goes by that I am not hearing about it, or experiencing it myself.Real estate agents everywhere are HIDING! They hide from their customers, they hide from other agents, and worst of all they hide from their own clients! What is the reason for this growing epidemic? I can't answer that question with a satisfactory answer for everyone. She would not return any of their calls. She would not return any of their emails. These folks are going to purchase a home with CASH, as soon as they get their home sold in New Hampshire. They subsequently allowed me to refer them to a terrific agent in New Hampshire to list their home. That agent got the referral from me because HE ANSWERED the phone when I called him. During my searches for homes in my area, often my clients ask for more information. When I call the local listing agent, I get....voicemail! If the person claims to be an employee, call the front desk and ask if someone from their staff is supposed to have access to your room and for what purpose.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;When returning to your hotel late in the evening, use the main entrance of the hotel. The lender may be willing to agree to allow the property to be sold for less than the balance of the loan, which is called a "short sale". The seller would need to prove that they are financially incapable of paying the loan including providing financial documents , an asset &amp;amp; liability statement, and a hardship letter to the bank.&lt;br /&gt;&lt;br /&gt;As a buyer, it could be an opportunity to get a great deal. But there are no guarantees that it will close. Some close, but some do not. One of the biggest problems are that sellers are waiting until the last few weeks before the foreclosure sale date, and then trying to get the short sale agreement approved by the bank. The bank has a "loss mitigation" department to handle these accounts, and sometimes they work very quickly. But most lenders are so overburdened by these requests, they simply are not able to get to the file before it is too late!&lt;br /&gt;&lt;br /&gt;So, what is a &lt;strong&gt;seller&lt;/strong&gt; to do? If your home is in trouble and you are facing foreclosure, RUN, don't walk, to the phone and call me today! Getting the required paperwork completed, submitted and approved can take a week or two! If your home is scheduled to be sold in 3-4 weeks, it could be too late. Make sure not to attempt this feat without the advice of an agent with experience in short sales. There are many details that cannot be overlooked, such as protection clauses to protect you from the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;possibilities&lt;/span&gt; of deficiency judgements.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Buyers&lt;/strong&gt; should know that the opportunity is there if you are willing to take the chance. There are no guarantees that there will be a successful close.&lt;br /&gt;&lt;br /&gt;The good news is that banks are getting somewhat more efficient at processing short sales. It's exciting to write and commit to things you used to only dream of. It's as if admitting them and writing them down has some magical power that propels you in the direction of achieving them. Or maybe it's just that by writing them down, it makes you ask yourself the question, "Why Not?" I believe that your brain doesn't know the difference between what's real, and what you tell it. What do I mean by that? Well, let's say that you want to lose some weight. If you constantly profess that you cannot walk by a piece of chocolate without eating it, every time you walk by chocolate you will probably eat it. If you proclaim that you can eat a piece of cake and gain 3 pounds, your brain hears you and can make it happen. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;em&gt;What if&lt;/em&gt; you said something like, "I am in control of what I eat, and every day I am losing weight and getting healthier". Try saying that out loud at least 20 times every morning for the next week, and see if your chocolate cravings suddenly have no power over you. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;At this point, you are wondering what any of this has to do with helping you get your home sold, or finding just the right home for you to buy. Believe me, it applies! Having a positive outlook will make a huge difference in the way you see situations that arise, help you keep an open mind and be able to "think outside the box" and get the task completed.
