It was a perfect evening, just a slight chill in the air. It made the roaring fire feel just right. We gathered, one by one, at the boathouse to celebrate a great year and to share our hearts and souls with each other about 2012 and what we plan to do to make it even better. It was difficult to keep it a secret from Karen Smith, our broker, but we actually pulled it off. She was totally suprised and in awe. We decided at the onset that she should not know because she would assume some type of responsibility for the evening. And after a very busy year, Karen ended 2011 like a whirlwind. There were board meetings & extra beach shows. We opened a new office on 30A, and then Karen was named Broker of the Year for Bay County Board of Realtors and there was a huge banquet. Then there was the office Christmas party, the other office Christmas party, and planning for Christmas. And if that wasn't enough to fill her busy schedule, she pulled off a wedding for her son on Christmas Eve! whew!

This was our night, and Karen's night. It was our turn to get her to sit down and relax by a warm fire while we all, one by one, shared our hearts about each other and for Karen. There was laughter and tears, lots of thankfulness and appreciation for each other and for our wonderful little company. It was a great opportunity for me to share with everyone how I came to be here, and how awesome God is that he led me to this place and these people. "I know the plans I have for you", it says in Jeremiah.

As I sat there listening, I was reminded of how much God must love me. And how that his plan for me is always so much more than what I could imagine for myself. I learned a few things about my office team, and I learned a few things about me.

This was one of those moments you put away in the corner of your memory and will never forget. It brought synergy to our group and pulled us together, and brought our minds together for a greater purpose. You see, here at Beachy Beach Real Estate, we don't feel like we are here just to sell real estate. We feel like we are here to make a difference in people's lives. And as a team of professionals, we strive every day to be a positive force and an inspiration to each other and to our community. There's no doubt that our 'little office' is quickly becoming the 'big deal' on the beach. Karen's philosphy is that the only people we have to get even with are the ones who have helped us. And together, we plan to do alot of 'getting even' with folks this year.

Don't Miss Energy Tax Credits for 2011

2011’s federal energy tax credits of up to $500 for various home improvements include items such as:

Heating, ventilation, air conditioning

Insulation

Roofs (metal and asphalt)

Water heaters (non-solar)

Windows, doors, and skylights

Storm windows and doors

The energy tax credits are small, but a credit is better than a deduction. With a credit, you get a dollar-for-dollar reduction in your tax liability. If you get the $500 credit, you pay $500 less in taxes. Deductions just reduce your taxable income.

There are some important things to know about these credits. There can be limits on energy tax credits. Certain systems are capped below $500. And installation is not always covered.

How can I claim the 2011 energy tax credit?
1. To determine if the system you’re considering is eligible for the credits, go to Energy Star’s website for detailed descriptions of what’s covered. Then talk to your vendor.
2. Make sure to save system receipts and manufacturer certifications. You’ll need them if the IRS asks for proof.
3. Make sure to provide this information to your tax professional, or file IRS Form 5695 with the rest of your tax forms in 2012.

You should consult a tax professional for tax advice, and remember that tax laws may vary by jurisdiction.

A few years ago, I started a Women's Networking Group in North Georgia. It was such an awesome group of wonderful, motivated, and inspiring women. I remember once near the end of the year I spoke about dreams and goals, looking back and looking forward. It was a very thought provoking meeting.

In my real estate career it seems that every broker every year has the same class as well, goal setting, business planning and reviewing the past year. It was also the subject at my Mastermind Group meeting where several of my best friends and real estate pro's would gather once a month to share ideas, experiences, and motivate and encourage each other.

So, what's all the fuss every year about business planning and goal setting all about? Why must we do this over and over, year after year? There isn't just one answer. There are many answers. I'm sure you have your own answers, but here's one that rings true, year after year.

If you don't know where you are going, how will you get there? Jim Rohn says the best place to 'start' is at the 'finish line', then go backwards. In sales, you have to figure out how many sales you want to close, how many calls produce leads and how many leads result in deals. Then figure out how many calls a day you have to make to reach your goal. Or maybe it's losing weight. Of course you realize that the weight 'gain' was little by little, ounce by ounce, over a period of days, years, and months. And the weight 'loss' must happen the same way in reverse.

Whatever your endeavor, rejoice over each small success and realize that moment by moment you are one step closer to your goal. Before you can run a marathon, you have to be able to walk a mile.

2011 has been the most life changing and challenging year of my life, and I've learned some valuable lessons. I've learned that life is like flying a jet plane from California to Hawaii. The route is never in a straight line. Coordinates are set and reset many times while en route. Eventually, after zig zagging back and forth the plane sets down on the tarmac successfully reaching it's destination.

I've learned that just when you thing you have it all figured out, life can throw you a curve ball. And if you want to survive, you'd better keep your catcher's mitt conditioned and in working order.

Maybe a good idea is to spend more time in reflection of the year realizing what you've learned, what you failed at, and what didn't work out. Why? Because failure is the path to success. Each lesson learned is an opportunity to move forward. 'Lesson Learned' being the opportune words here. If you experienced failure but you refuse to learn from it, you are doomed to repeat it. It's like having a huge book collection vs. reading alot of books.

How about you? Have you set your 2012 Goals yet? Is your business plan written and segmented into months, weeks, and days? I've said it before and I'll say it again, there is absolute magic in writing your goals and setting deadlines. It makes every day a day of purpose. As one of my favorite people, Anthony Robbins, says... "The purpose of setting the goal or achieving your dreams is not to get things, The purpose of the goal is what it will make of you as a person. Making a million dollars can only inspire you so much, but becoming a person of abundance will last you the rest of your life."

Well, here we are again. Christmas time. As I get older the years pass more quickly and time gets more and more valuable. I remember when I was a child waiting with such anticipation for Christmas to arrive. It wasn't just about gifts and getting things. For me, it was more about 'family'.

When I was 4 yrs old, my dad accepted a pastorate at a church in South Florida and we moved away from the rest of our family. And every year, there was a family reunion at Christmas time. On dad's side of the family, it was always on Christmas eve. And on mom's side it was Christmas Day. We'd leave several days ahead of time, and it would usually be at least a week filled with lots of visits with cousins, favorite uncles and aunts, and of course..lots of presents. I never could figure out how mom & dad were able to hide all of my brother and I's presents in the car to take up there without us seeing them.

Grandma's and Grandpa's have passed on now, and I haven't been to any of the family reunions in awhile, seems that as we grow older 'life' happens and things change. But I'll always remember that feeling. Anticipation, excitement, and pure joy.

Life is full of memories, old and new. It's important to remember to live each day to the fullest. Today, on the 13th day of December I spent a couple of hours walking the beach. The sun was shining down, it was warm and the water was spectacular. Quite a difference from the 15 winters that I spent in the cold, rain, and freezing wind of north Georgia.

I'm very thankful it's Christmas time again, because it truly is....the most wonderful time of the year.

Have A Little Faith

I recently had a conversation with a gentleman who was dating a wonderful girl that he knew he loved, but he just couldn't tell her. It seems he had experienced the pain of a divorce and had cold feet about saying 'I love you' again. It's natural that when we are hurt we guard our hearts and become afraid to let someone else back in for fear of being hurt again.

The news is full of stories depicting the severity of the unemployment rate, the foreclosure rate, and other negatives. There are many people with good jobs who want to buy a house, but are afraid that they too will wind up in the employment line. The truth is, no job is safe.

However, the days of a one career life have reached their end. Very few people work the same job or even the same career for 30+ years anymore. Your career is not a job, it's who you are. It's what you enjoy doing. And by not making the decision to take advantage of the lowest prices in the housing market in decades, you are cheating yourself from what you really want.

Later, I was thinking about the conversation about love and I thought of a response. And I think it applies to both situations.

It's all about faith. We exemplify faith in our lives every single day. We get up and have faith that our cars will start so that we can go to work, and the bus will show up to pick up the children. We drive onto the highway in faith believing that the person driving the car coming towards us at 65 mph will stay in their own lane, yet nothing separates these 2 vehicles but a painted yellow line down the middle of the road.

Everything you do or participate in every day is a result of faith. If you can have faith in a person you don't even know to stay on their side of the road and not cross over and hit you, how can you not have faith in a person you know? Are you putting off your happiness out of fear? When it comes to matters of the heart, you should cherish every day as if if could be the last. Don't withhold your feelings from someone you love.

Having faith, or assuming the positive result, is what drives us. Of course there are no guarantees, not for anyone no matter who you are. There's no promise of anything in life, not even a promise of tomorrow.

But this isn't about promises, it's about facts. The facts are that home prices are the lowest in centuries, interest rates are the lowest they have ever been in my lifetime, and the financial benefits of home ownership simply outweigh the 'if's' and fears.

Put yourself and your financial future into overdrive. It's time to step out in faith and believe!

'Tis the Season of Change

Life is always changing. It's inevitable, it's always been that way, and it always will be that way. So why do we resist it so much? It's a strange fact of human nature that most of us fear change. And you know what 'Fear' is? False evidence appearing real.

I just finished a short term position managing a large real estate firm. It was a privilege to meet and get to know some of the best in the business in our area. I always look forward to getting to know these people when I have the opportunity. I like to watch their day to day actions and see for myself what makes them a top achiever. I find that there is always something to be learned from every experience, and every person that I encounter. If you approach experiences in life expecting to learn something, you probably will.

However, I have started to believe that my brain works in direct opposite of most people. For me, the opportunity of change is very exciting! I hate it when things are the same, day after day. I definitely was not one of those people that God made to stand on an assembly line somewhere. Thank God I have never had to do that. I'm not saying I'm too good for that, in a tough situation there is no job too menial. God bless everyone who takes pleasure in these types of environments, but I am wired different. I am always looking for new opportunities, new places, new faces, and new ideas.

In my position, I found that there are so many people who mentally block change for no reason at all. Of course it is fear of the unknown that stops many from moving forward. But for some people, it's just being plain stubborn.

For instance, I can't tell you how many times I heard the words, " I'm just not that good on the computer" or "I'm just computer illiterate".

Ok folks, I understand that not everyone can be or wants to be an IT Tech. But let's be frank for just a moment. For at least the last 10 years and for the next several decades, computers have been and will be a part of our everyday life. We will encounter this in our home life, family life, and career. And if you have chosen a career that bases itself so fully on the use of computers, why are you still uttering these phrases? There is absolutely no excuse for this. There are hundreds of beginner to advanced computer courses offered at various schools, churches, and other organizations all over the metro area. Some cost little, some are even free!

My philosophy is that if it ever has been done by anyone, you can do it. If it has ever been learned, you can learn it. If someone else knows it, you can know it too. With the exception of a few people, most adults have an IQ in a common range. People who can do what you cannot are not generally smarter than you, they just took the time to learn whatever it was they wanted to do.

I will look back on the last few months with a smile, knowing that God put me there to learn something. I learned some great things that will help me with my own career. I made new friends, and made new acquaintances. I learned that there isn't just one 'right way'. There are many different ways, and people experience success in different ways.

I am very excited that a new phase of my life has begun. And I can't wait to see what's next!

What To Do When Life Throws Eggs On You

Sometimes life throws eggs at you and you have to decide whether you let them rot on you.....

or make scrambled eggs and eat them.

My fiance's employer decided to transfer him from Dawsonville to Douglasville. They gave us 6 days notice to get moved and report to work. I know what you're saying, but if you have a good job with benefits these days you have to do whatever is necessary to keep it. And being that he's the primary bread winner I had no choice but to cooperate.

I hope this explains why my posts went from featuring Dawsonville to Douglasville. (Well, I haven't posted anything about Douglasville yet- but I will!) The good news is that my real estate license is for the entire state of Georgia and as long as we stay in the state, I can work wherever I go.

Back to the subject of egg throwing...I have to admit I was hesitant at first to re-group and start over in a new town. I became discouraged and thought about giving up the business for awhile and getting a 'job'. But now that I've had time to digest it and meditate on it for awhile, I've decided that I can't give up doing what I love to do.

When I moved to Georgia from Florida in 1995 I moved to the area where we have moved to, so I'm familiar with the area. In no time at all, I am up and running- full steam ahead.

I'm cooking those eggs and they are going to be delicious!

I've been feeling a great sadness because the death of Michael Jackson has been the headline on every news program for days and days. It doesn't matter if you are a fan or not, one would think that singing rock music and dancing is the most important thing going on in the entire world.

Give the man his due and let's move on folks. Are we just using his death as an easy escape from the REAL world tragedies? What does it really mean to you and me who gets the children or how much money is left or who the children's parents are?

Is this REALLY the most important thing we should be hearing about constantly?
Today after I posted a blog about my Patriotism, a good friend sent me an email with a video link that has moved me in a way that no pop star could ever move me.

Several weeks ago 3 GAARNG members were killed in an IED explosion in Afghanistan. This video is of the funeral procession of Staff Sargent John Beale, KIA.

He was the first Soldier in Henry County Georgia to be killed in action.
June 11, 2009 they brought his body back and had a caravan from Peachtree City to McDonough, GA.

Georgia Tax Credit Signed by Governor Purdue!

Governor Perdue has signed HB 261, creating a Georgia income tax credit up for the purchase of an eligible single-family residence. Although we are happy that the tax credit made it to the signing table, there were a few changes from the original bill that was passed by the Senate.

The credit is limited to eligible purchases made between June 1, 2009 and November 30, 2009. If you have already closed on your home purchase this year, you will not receive the credit. The credit can be claimed only one time per taxpayer.

The final version of the bill contains an amendment to clarify condominiums and residences occupied at the time of sale are eligible for the credit. In addition, eligible single family residences include :
- new single family residences
- previously occupied residences that were for sale prior to the May 11, 2009 and are still for sale after May 11, 2009
- owner-occupied residences with respect to which the owner's acquisition debt is in default on or before March 1, 2009 (meaning pre-foreclosure properties)
-residences where a foreclosure has taken place and are owned by the mortgagor or the mortgagor's agent (properties owned by the bank)

There has been little debate about the need to stimulate the housing market. However, state budget deficits left approval of HB 261 in serious trouble. It was finally decided to reduce the overall maximum benefit of the tax credit to $1,800 or 1.2 % of the purchase price (whichever is less) spread over three years so that the overall impact to the state was reduced by allowing the credit to be claimed over three years, while continuing to provide a significant benefit to potential homebuyers.

It is important to note that this is not just for First Time Home Buyers. Anyone purchasing a home may be eligible for this tax credit.
It is also important to note that this is not in lieu of the Federal Tax Credit of $8000 that purchasers may also be eligible to receive.

Tax Credit is on the Way for Georgia!

I just got word that Bill 261 for a $3600 tax credit for Georgia residents has just.....PASSED THE SENATE!!!

This will be in addition to the federal tax credit and available to ALL HOMEBUYERS...not just first time homebuyers in the state of Georgia!

I do not know at this moment if the bill passed as it was originally written, or if changes were made. As soon as I get the details, I will update!

What awesome news today. Special thanks to our State Senator Chip Pearson for his efforts in helping get this bill passed. Senator Pearson has been working alongside the Georgia Home Builders Association and local associations to get this kind of legislation passed and aid in the housing recovery. UPDATE:

The bill still has to be signed by Governor Purdue. Once signed into law, it will only be available for 6 months. In addition, the credit will be divided and used over a 3 year period, not used all at once. I think this is a good thing. It's still a good tax credit amount for three years!

Best Advice For Buyers Looking For A Great Deal

The phones have been ringing! Buyers are looking! Homes for Sale are going under contract. I faxed an offer on a foreclosure property last weekend that already had at least one offer on the table. Another one I called about had 4 offers pending review by the seller.

What does this all mean to you the buyer, and how can you get a great deal on a home? Is there really a secret way to get on the 'inside track' , or is there really an 'inside track' in the first place?

First I'm going to tell you that there is no secret. However, there are some tips that I can share with you to ensure that you receive the most up-to-date information and are able to find that 'great deal' that you are searching for. Follow this Do and Don't information and you will be on your way to finding your own GREAT DEAL!

DON'T: Call every Realtor in town asking questions about individual listings. Here's what happens. You call Agent Nancy about a house on Smith Rd. Agent Nancy asks "are you working with an agent." You say NO. Agent Nancy goes to work looking for homes for you. Then, Agent Nancy calls Agent Sandy to inquire about another listing's availability. Agent Sandy says "funny, I just got a call about that a few minutes ago." Eventually YOUR NAME comes up, and Agent Sandy says, HE CALLED ME TOO! I was just sitting here looking for properties for him. What happens now? Both Agent Nancy and Agent Sandy decide you are calling every other agent in town, and lay your name aside and don't call you back. You are no longer taken seriously.

DON'T: Try to do it alone.I realize that many of you are techno-savy, educated and able to purchase a home without anyone's help. However, this is not the time to be stubborn and flex your intelligence. The fact is that in the real estate market today things are happening fast and major changes occur almost every day. Foreclosure properties are listed with agents, not advertised to the general public. In addition, there are many Pre-Foreclosure properties that only an agent would have knowledge of and be able to negotiate a deal for you. Interested in a HUD property? Only AGENTS can represent you to make a bid on a HUD home. And I haven't even mentioned the advantages of having a agent when it comes time for negotiations. Navigating these waters alone would be like representing yourself in a murder trial instead of hiring a defense attorney.

DO: Find a qualified agent that you trust to work for you. It's ok to interview agents. Or, ask a friend for a recommendation. Once you have located an agent that you feel comfortable with, sign a Buyers Brokerage Agreement with that agent.
This agreement ensures the agent that you are trusting them to work for you and that you are not calling other agents. Your agent will make you a top priority and find you what you are looking for. When presented new information on homes, your agent will call you first! It's like having your own "secret agent"!

DO: Listen to the advice your agent offers when it comes time to make an offer. Understanding that if you have entered into this agreement with your agent, they are working for YOU and your best interests. Many people are misled into believing that asking prices are just a figment of the bank's imagination. Please understand that before these properties go back on the market, banks have already hired one or more qualified brokers to make an assessment of the value of the property. Then they will price the property accordingly. Yes, the bank will be inclined to accept a 'reasonable' offer. But folks, 'reasonable' is not $20,000 below the asking price. To make such an offer only wastes everyone's time. It's almost a guarantee that the asking price is still well below the former value of that home. So even at asking price, you will still be in a good position.

What's the bottom line? Hire an agent THAT YOU TRUST, and then TRUST the agent that you hire.

How To Save Money On Your Property Taxes

If you listen to the media, they would have you to believe that there are foreclosure properties on every corner. Since most of our news comes from Atlanta, you have to remember that real estate is local. What has happened in Fulton, Gwinnett, and Cobb counties does not reflect on Dawson County. The number of foreclosure properties in Dawson is not even percentage wise anything close to areas such as Gwinnett County.

However there ARE and HAVE BEEN foreclosure properties in Dawson County, and there will continue to be as the economy remains unstable. What does this mean to you, a homeowner? If there have been foreclosure properties in your neighborhood, this may have affected the value of your home. If you question the assessed value of your home on your property tax bill, you can file a Residential Property Tax Return.

Between January 1 and April 1, you may contact the Dawson County Tax Assessors Office and file a Residential Property Tax Return. You can download/print the Property Tax Return Form however you must file this form in person.

Home Owners would declare what they believe is the true value of their property. The return then goes through a process exactly as an appeal would, and will be reviewed by the Board of Assessors. By law, assessors are required to set(or change) the value of your property by January 1st of each year. Of course, there is no guarantee that the assessor will agree with your assessment, but by filing this return you stand a chance of have your property value adjusted, and therefore your property taxes reduced.

Other ways to save:

Homestead Exemption- If you purchased a home this year, you may file a Homestead Exemption between January 1 and March 1. To qualify for a homestead exemption,the property must be owned by the taxpayer and occupied as his or her legal residence. Once recorded, it will automatically renew every year.
Senior Citizen Exemption- Persons who are 62-65 years old may qualify for this exemption.(qualifying age depends on income) Contact the Tax Assessors office for details.
There are a few other exemptions you may examine such as exemptions regarding land used for agricultural purposes.

Being A Professional

Recently, a series of events involving "contractors" left me with this thought, " Are there any Real Professionals left out there anywhere?". I'm sure you have experienced this as well. People who just don't perform or measure up to your expectations.

Of course you can decide to never "use" these non-professional people again, other than that there isn't much you can do about it. But if you know me, then you know that I always try to find SOMETHING positive in every situation. In this particular case, I found a burning desire NOT to become one of these "non-professionals" in my business. I don't want to be the one people write about, talk about, or decide not to do business with anymore.

To me, being a professional in my business means:

-Respecting your time as my customer, client, or associate.
-Answering your call, or returning it promptly.
-Following through when I say I will take care of an issue.
-Keeping my customers & clients informed every step of the way.
-Keeping confidential information, confidential.
-Using proper forms, addendums, and exhibits and executing them properly.
-Doing everything that I promise to do when trying to earn your business.

"Labor" Day.......

I hope you all had a wonderful and relaxing holiday weekend. I think I discovered why it's called Labor Day. I moved over the weekend, and I did a lot of "laboring". Actually, I'm still not completely sure where all my clothes are, shoes, makeup, etc. You would think that after moving as many times as I have I would have a better system and be more organized. But you know, no matter how organized you think you are, and no matter if you hire movers or do it yourself, there's still TONS of little things you must do once you arrive. From hooking up your washer and dryer, hanging curtains, or deciding how to arrange your kitchen...some things you just have to do yourself!

It occurs to me that it's like running your business. On a day to day basis there are things you must do to continue your momentum and keep business rolling in. And no matter how many people you have working for you, there's just some things you must do yourself. Things such as:

Setting Your Business Goals
Keeping Yourself Current With Trends In Your Business
Making Sure Your Customers Get Personal Attention

My mother always said, "If you want something done right, you better just do it yourself". Sometimes it seems that's the only thing that works. Another motto might be, " If it's to be, it's up to me!"

For a long while now, North Georgia has been facing terrible drought conditions. The Dawsonville area has always been proud of our beloved Lake Lanier. We have begged, prayed, and danced for rain over the past 2 years. But the water level has continued to go down...down...down....

And if you can imagine my voice, in the most Southern draw you ever heard, I would like to say, " Ya'll come on down and stay awhile! "

And even though this rain has brought us some flood warnings.....

"The National Weather Service has extended the flash flood watch for portions of Northeast Georgia through Tuesday evening. Rainfall up to 6 inches is expected by Tuesday evening. This could result in rapid rises of creeks and streams. Lake Lanier was up more than a third of a foot early Tuesday morning from the same time Monday.The torrential rains from Tropical Depression Fay that have soaked the northeast corner of the state - with up to 6 inches in places - have dumped a lot of water into the Lanier watershed, the area that feeds the lake. The lake level early Tuesday was 1053.68, up from 1053.30 early Monday."

A Color Change Is Imminent!

Believe it or not, we only have a few weeks left of this beautiful green summer here in the North Georgia Mountains! This is a photo I took of the river near my house. All summer you could sit and watch people enjoying the river in canoes, kayaks, and big yellow tubes. Screams of delight from children having the time of their lives. It's been a wonderful summer.
Now in just a short time, these beautiful green leaves will begin to take on an orange hue. Soon we will take our annual drive through the mountains to see the magnificence of orange, yellow, and brown cover the land in a sight so beautiful you can't capture it on film. You can only appreciate it's real beauty by seeing it for yourself.

In Dawsonville, the 41st Annual Moonshine Festival will be October 25th & 26th. The Moonshine Festival celebrates Dawson County's history during prohibition when liquor was illegal and the Great Depression of the 30's when running moonshine through the Northeast Georgia Mountains was a way of life. Thousands flock to the birthplace of NASCAR racing to hear about the legends of Nascar: Seay, Hall, Parks, and Gober Sosebee.

In nearby Dahleonga, the Annual Gold Rush Days is October 18th & 19th.

Thousands will come to celebrate Dahlonega's 1828 discovery of gold. 300 art and craft exhibitors will gather, and it is estimated that a crowd of over 200,000 visit over the weekend to join in the fun!

A Day At The Falls...

The 729-foot falls that the Cherokee Indians named Amicalola, meaning, "tumbling waters."

I have a new listing for 2 lots (10.55 acres) right across the street from the park entrance. So, Saturday it was a work/play trip. (Place a sign, take photos, and explore the property.) Then a nice hike up the falls.

The weather was beautiful. We decided to go early before the real heat set in. I had been to the falls once before, and remembered how steep the climb. It was a tough hike to the first deck. That's where the stairs begin. The first set to the main summit is 175 stairs. Once you reach the summit, if you are REALLY fit and full of energy, try the second set which I believe was 450 stairs. If you make to to the top, you will discover that you can actually drive around the falls to the top, walk right out to the deck and look down. But that really takes all the fun out of it doesn't it?

The falls are absolutely gorgeous. And the view from the top is incredible. If you're in the area, make sure to plan to visit. There's a picnic/play area, visitor center, wading pool (fishing pond), hiking trails, cottages, campground and even a lodge & restuarant.

What To Do While You're Waiting

Are you waiting for something? Seems like we all do alot of "waiting". We wait for people, events, results, and we even wait for food! What I would like ask you is, what are you doing while you're waiting? Are you using that time in a positive way? Or must you look back with regret that so much of your time was just "wasted time"?

Maybe you have your home listed for sale? Are you waiting for the right buyer? Here are some things that you can do while you're waiting.

Clean out the attic, garage, and closets. Go through everything. If you haven't used it in a year you probably don't need it. Separate things into 3 different piles. One pile is things you still need to keep. (Your child's first shoes. Your grandma's cake plate. Things you would never part with.) The second pile is things to donate to a charity. The third pile is things you should sell. Which leads to my next point.

Have a Yard Sale! Take advantage of the time you have while you wait by getting rid of as much as you can. There will be that much less to move once the home closes and it's time to load the truck!

Is your business slow? As an agent, I have utilized my "extra" time in the last few months taking classes (Like getting my Brokers License!), attending seminars, learning new technology, and getting better organized. A Little Tuesday Humor!!

A Funny Thing Happened On The Way To My Salesmeeting!

Now that I have had the chance to get over it, I have to laugh at my predicament.

I was hurried this morning, I had to leave my house no later than 8:15 to make my connection. I was meeting my new Partner - Julie Hughes Nix at my office so that we could ride together to the corporate sales meeting of Power Realty. It was her grand introduction to everyone, and my proud moment as being the recruiting agent of the month and winning $$$$$ too! I was absolutely SIKED about the meeting. Of course, I am always excited because Power Realty is THE BEST company I have ever worked for, and I am so proud to be there.
Anyway, As I was putting my bags into my car the dog jumped on the front door and it shut. It was locked. My keys..all of them, were in the house! I could not believe this was happening to me! What in the world would I do??? We have a spare house key hidden outside. It has been there for months. However, over the weekend, we needed it and it was inside on the counter. Great!

I considered calling a locksmith, as I did have my cellphone on me. But I had no idea WHO to call. I live 20 minutes out in the country. How long would I be sitting here waiting? I am hot now, the temperature is high, the humidity is horrible. I was already having a bad hair day..now it's just laying there on my head. I was dressed up in a linen blazer...shedding that as I sit in my car sweating and wondering WHAT to do. The blazer is now wrinkled as if it just came from the bottom of a pile of clothes.

I called my broker, and she says OH NO!! You HAVE to be there! ( Any other time my branch manager would have come to pick me up, however she was having a blast at Disney World in Florida while this catastrophe was going on.)

It was then I remembered....my we were working on something in the yard last weekend and didn't put all the tools away. I looked, and there...YES! It was a huge, long crowbar!! I hooked that baby in the doorframe and pushed it hard and with great cracking and splintering the door was open!!! I got my keys and took off! Good thing I have a guard dog IN the house- no worry someone will come in until I get home and attempt to repair the damages!

I arrived ON TIME, looking like I just came from an outdoor shower with my clothes on. But I was there!

And a good time was had by all!

A Growing Trend

I have been observing a new trend from information I have gathered from web articles, blogs, and even television commercials. It is more obvious among 25-40 year olds in the middle to upper income class. The trend is that they are not spending money. They have made a committment that they will purchase only necessity items until the end of the year. Realizing that they don't "need" even half of what they have, they are seeking happiness, peace, and enjoyment in life from the more simple things. They are forcing themselves to be more resourceful, and learn to live without so much "stuff".

Looking at the glass half full, I see people learning new values in life. I see people learning that you can't find happiness in "things" and that we have been "dupped" into believing that new cars, furniture, big houses, diamonds, and designer clothes make us who we are.

Looking at the glass half empty, I wonder what the effect of this new trend will be on the economy as a whole. Retailers must be shaking in their shoes at the thought of this trend taking a real foothold, and spreading like a wildfire.

On a personal note: Not too long ago, I had to move. You know, you just don't realize how much you have until you start packing it into boxes! After a few hours of packing, I decided it was just too much. I had a huge yard sale, and got rid of about half of what I owned. It's been about 6 months, and to my surprise I haven't missed ONE single thing that I got rid of! Furthermore, I have made a committment to join the movement. No un-necessary purchases until the end of the year. I haven't been in a mall all year!

From a real estate agents point of view, I hope that the trend continues. I believe that learning new values when it comes to money will generate new interest in buying a house. I think the trend will encourage home sales because one of the smartest and most logical investments is purchasing your own home, and not wasting money paying rent.

Do Your Words Have An Effect?

I wonder if we realize the effect our words have on other people's lives, and even ourselves. Once spoken words can heal, inspire, encourage, motivate. They can also cause a great deal of pain. You don't have to speak out loud everything you think in your mind. Some things are better left unsaid.
Things my mother said to me as a child:

"I hope you have a daughter someday, and I hope she acts just like you do!" - I have NO children.

"You are TOO loud, I heard you over everyone else on the bus!" I have spent the last few years of my life learning to be more assertive and speak up! People constantly complain that I am mumbling and they can't hear me.

" Why do you always have to learn everything the hard way?" I am still trying to stop doing that.

My father had his own contributions. I was a chunky kid, and he was always concerned about my weight. I loved milk. But everytime I would pour myself a glass of milk, he would say " You don't need that whole glass of milk". I am 42 years old, and to this day I cannot pour myself a whole glass of milk.

Think real hard about the things you say to your children, your spouse, family and friends. Are they damaging? Are they hurtful and thoughtless? Do they encourage and inspire or tear down and jab?

Even more detrimental is the negative things that we say to ourselves! Do you constantly tear yourself down? " I believe that the brain doesn't know the difference between what is real and what you tell it. Try some positive affirmations. Write some positive things to say to yourself and paste them on your bathroom mirror. Say them every day, over and over. Tony Robbins has great affirmations like "Every day in every way I am getting better and better. (stronger & stronger or happier and happier) " All I need is within me now!" All the _____ I need is within me now!"

Don't think it works? Did it work when my mother told me I was too loud?

Don't Believe It!

I attended a meeting last week and heard it from a pretty reliable authority that all the prophets of doom and gloom are wrong! Hopefully, this is not a suprise to you.
I love listening to people speak who concentrate on the postive, and not the negative side of things. For example I learned that:

98.8% of homeowners pay their mortgage payment ON TIME. Another 1% pay late, but still make the payment. Let's see, that means that 99.8% of homeowners are not losing their homes. And .02% are being foreclosed on. These are not arbitrary numbers. This gentleman, Frank Norton Jr., is a credible authority on the subject. Not going into all the details, you're just going to have to trust me on this one, or call some banks and check it out for yourselves.

Here's another one:

95.4% of the working population is employed! I would bet you didn't hear that on yesterday's evening news.

Here are some other quotes that you might not have paid attention to, and they bear repeating.

" Today's home prices have fallen so much, mortgage rates are so low, and personal income is so high that homes are more affordable today that at any other time in this century."

It's Epidemic! Real Estate Agents are Disappearing!

There's a growing trend among many real estate agents today. Not a day goes by that I am not hearing about it, or experiencing it myself.Real estate agents everywhere are HIDING! They hide from their customers, they hide from other agents, and worst of all they hide from their own clients! What is the reason for this growing epidemic? I can't answer that question with a satisfactory answer for everyone. But I can share my personal experiences.

I have a client who is transferring from New Hampshire to North Georgia. They called me as a result of an ad on Craigslist for a home we have listed for sale. I quickly developed a friendship with them, and started sending them properties to view. Eventually they tell me that they have already visited here and previewed several homes for sale. When they returned to New Hampshire, their agent simply disappeared. She would not return any of their calls. She would not return any of their emails. These folks are going to purchase a home with CASH, as soon as they get their home sold in New Hampshire. They subsequently allowed me to refer them to a terrific agent in New Hampshire to list their home. That agent got the referral from me because HE ANSWERED the phone when I called him. During my searches for homes in my area, often my clients ask for more information. When I call the local listing agent, I get....voicemail! (and usually no return calls)

Traveling?

Many people travel during this time of year. Here are some helpful hints to keep you safe when you are on the road.

Don't answer the door in a hotel room without identifying who it is. If the person claims to be an employee, call the front desk and ask if someone from their staff is supposed to have access to your room and for what purpose.
When returning to your hotel late in the evening, use the main entrance of the hotel. Be observant and look around before entering parking lots.
Close the door securely whenever you are in your room and use all of the locking devices provided.
Don't needlessly display guest room keys in public or carelessly leave them on restaurant tables, at the swimming pool, or other places where they can be easily stolen.
Do not draw attention to yourself by displaying large amounts of cash or expensive jewelry.
Don't invite strangers to your room.
Place valuables in the hotel's safety deposit box.
Don't leave valuables in your vehicle.
Check all sliding windows, doors, and connecting room doors to be sure they are locked.
If you see any suspicious activity, report your observations to the management.

What are Short Sales?

It’s a sale where the debt owed combined with the costs associated with the sale is more than the property’s market value. The lender may be willing to agree to allow the property to be sold for less than the balance of the loan, which is called a "short sale". The seller would need to prove that they are financially incapable of paying the loan including providing financial documents , an asset & liability statement, and a hardship letter to the bank.

As a buyer, it could be an opportunity to get a great deal. But there are no guarantees that it will close. Some close, but some do not. One of the biggest problems are that sellers are waiting until the last few weeks before the foreclosure sale date, and then trying to get the short sale agreement approved by the bank. The bank has a "loss mitigation" department to handle these accounts, and sometimes they work very quickly. But most lenders are so overburdened by these requests, they simply are not able to get to the file before it is too late!

So, what is a seller to do? If your home is in trouble and you are facing foreclosure, RUN, don't walk, to the phone and call me today! Getting the required paperwork completed, submitted and approved can take a week or two! If your home is scheduled to be sold in 3-4 weeks, it could be too late. Make sure not to attempt this feat without the advice of an agent with experience in short sales. There are many details that cannot be overlooked, such as protection clauses to protect you from the possibilities of deficiency judgements.

Buyers should know that the opportunity is there if you are willing to take the chance. There are no guarantees that there will be a successful close.

The good news is that banks are getting somewhat more efficient at processing short sales. It is also rumored that banks have too many properties on their balance sheets, which affects their regulatory requirements and may encourage them to be more agreeable to short sales in the future.

What's In Your "Bucket List"?

Recently, someone asked me about my "Bucket List". I am sure that some of you have seen the movie, and are familiar with the term. I have not seen the movie yet, but I am familiar with the plot.

I do have a "Life List". I have it posted on a website called, Superviva. I am amazed that I have been able to cross some things off my list. It's exciting to write and commit to things you used to only dream of. It's as if admitting them and writing them down has some magical power that propels you in the direction of achieving them. Or maybe it's just that by writing them down, it makes you ask yourself the question, "Why Not?" If nothing else, it seems to provide some direction in my life.

I'm a huge promoter of goal setting and thinking positive. I believe that your brain doesn't know the difference between what's real, and what you tell it. What do I mean by that? Well, let's say that you want to lose some weight. If you constantly profess that you cannot walk by a piece of chocolate without eating it, every time you walk by chocolate you will probably eat it. If you proclaim that you can eat a piece of cake and gain 3 pounds, your brain hears you and can make it happen.

What if you said something like, "I am in control of what I eat, and every day I am losing weight and getting healthier". Try saying that out loud at least 20 times every morning for the next week, and see if your chocolate cravings suddenly have no power over you.

At this point, you are wondering what any of this has to do with helping you get your home sold, or finding just the right home for you to buy. Believe me, it applies! Having a positive outlook will make a huge difference in the way you see situations that arise, help you keep an open mind and be able to "think outside the box" and get the task completed. I want you to believe that whatever obstacles are against you, we can work together and overcome them. It absolutely CAN be done! But first, you must believe! Whatever the mind can believe, it can achieve!

How Can I Buy A Foreclosure?

Foreclosures are on the increase just about everywhere. You have probably heard fascinating stories of people getting an unbelievable deal on a foreclosure. However, there are some things to keep in mind if you are determined to "cash in" on the opportunity.

Remember that there is no guarantee that buying a foreclosure will save money compared to buying the traditional way. Discounts vary tremendously depending on where you live. In fact, many foreclosed properties are priced higher than their true value. And in many areas, property values have declined to the point that people are selling their homes at such reduced prices, it can rival a foreclosure property that could be just around the corner.

Another thing to remember is that even if the price is right, you need to be prepared for all the hassles. Buying a foreclosure involves doing alot of homework. If you are buying at auction, be prepared to pay cash. You may face a long waiting period to actually take possession of the property and move in. The property could require extensive repairs, and purchases must be "as is" and cannot be contingent upon inspections. I have even seen cases where the owners stripped the home right down to the inner workings of the air conditioning unit. You also should be prepared for the possibility of judgements, liens, and more than one note or deed than the one being foreclosed on. Accurate information is hard to come by, and if you take the risk, you could lose in the end.

Still game? Your best option is to find an agent who specializes in foreclosures. An experienced agent can locate properties and establish value for you, which could be very different than the asking price. Most foreclosed homes belong to the bank. The banks have many of these real estate owned (REO) properties in their portfolio's and are actively trying to sell them through agents. And unlike buying at auction, you can usually get a traditional mortgage for an REO. Unfortunately, lenders usually list these properties at or near market value to recover the outstanding loan balance and legal fees. In this case, an experienced foreclosure agent can deal aggressively with the bank, especially if the home has been on the market for a long period of time.

From the second a potential buyer pulls up to your home they have to be enticed. Creating a great impression can make the difference between finding the right buyer and losing the sale. It doesn’t cost a fortune to make your home "buyer ready".

Step back and look at your home through a buyer’s eyes. Often as a homeowner we fail to notice the flaws in our own property. We get used to the dripping faucet, the scuffed paint, or the dirty carpet. But by looking objectively at your property, you can decide which improvements need to be made to make the best first impression. Sometimes the smallest repairs can make the most impact in a potential buyer’s perception of your home.

Curb appeal the way to get buyers out of their car and up to your door. Make sure the yard is green and mowed, and the bushes trimmed. Plant flowers! The color will make an enormous impact. Don't have plant beds? Get 2 large pots, and fill them with flowers and place them on each side of the entrance to your home. And speaking of the entrance, make sure your door has a fresh coat of paint (if needed) and get a new doormat.

And here's a very important tip! If your home has been on the market through the winter, chances are the photos of your home being advertised on the Internet and other publications where your agent may place them are dreary, and lack pizazz. After a weekend of sprucing up the curb appeal of your home, make sure to have your agent come and take new photos and get them published accordingly. With potential buyers lurking the Internet, make sure the first impression they get of your home, is the best one! You know how the saying goes, "You only get one chance to make a good first impression!"

Let’s face it. News reports can be deceiving. For example: There was a report that "Resale" Home Sales were down 6.5% in March. However, the facts are that in most areas, Resale Home Sales were up! In the Midwest, the numbers were so low that it brought down the national average number and made it look bad for everyone else.

My advice is to ignore most of what you hear. If you want to know what’s really going on in YOUR community, get a professional opinion. In the Dawsonville area, home sales are up! Interest rates are the lowest they have ever been in my lifetime. It's a perfect time to buy a home! I know that’s a pretty broad statement and doesn’t really drive the point home to you. So let me explain.

Home Prices:

Home Prices are down. There is a surplus of homes available, sellers are willing to negotiate, and you have a fantastic opportunity to get into a substantial equity position in a relatively short period of time.

Financing:

Did you know that ALL of Dawson and Lumpkin County qualifies for a “Rural Development Loan”? If you have never heard of this loan, you will be surprised. It offers 100% financing, NO PMI(private mortgage insurance), allows for repairs, and even if you had a bankruptcy or foreclosure LAST MONTH, you COULD still qualify. In addition, the current FHA Loan Program is a fantastic program.

It’s important to do the proper research, and make informed decisions about something as important as buying a house. But don’t wait until the interest rates go back up, and these fantastic programs are no longer available.

You Can Prevent Mortgage Fraud

I heard on the news this week that Georgia ranks #6 of the top 10 states for Mortgage Fraud. I have personally seen the effects of mortgage fraud several times in my 10+ years of experience. It can be devastating and take years to recover from it. Some never recover. Please don't become a victim.

Here is a simple list of DO's and DON'Ts to follow when purchasing a home from the Georgia Real Estate Fraud Prevention & Awareness Coalition:

Do Provide your confidential financial and personal information only to someone you trust and know works for the Lender. If you have doubts, call the Georgia Department of Banking and Finance at 770-986-1136 and ask if the Lender is licensed and in good standing before giving out any information.

Do be honest when completing a loan application and answering questions during the application process.

Do request and keep copies of everything you provide to the Lender and everything you are required to sign. The Lender should not have any problem honoring your request for copies.

Do review the Good Faith Estimate of Closing Costs that is required to be given to you by your Lender. Ask about any parties being paid or fees that you don't understand or with which you disagree. Ask for a written confirmation of the interest rate lock-in once you have agreed to lock in a rate.

Do read and understand all of the documents presented to you before you sign them. Ask questions about anything you don't understand. Realize that when you close the loan, you are personally responsible for repayment of the loan.

Do proceed with caution if you are encouraged to become a real estate investor of multiple properties in a short period of time, especially if you are not required to put money down, or even worse, if you receive money back from the transaction.

Don't create a false identity or use someone else's identity or social security number to obtain a loan.

Don't provide, or pay anyone else to provide, false information about your employment, income, credit, or bank accounts.

Don't accept payment for use of your name, credit, or social security number.

Don't close a loan that you know has false or misleading information including appraisals with inflated values, down payment or earnest money that did not come from you, or rental leases that you believe to be inaccurate.

Don't pay your earnest money (down payment) to anyone other than your real estate agent or the seller of the home you are purchasing. If you have doubts about who really owns the property you are purchasing, call the county tax assessor to verify the current owner and find out when they took ownership.

Don't let anyone sign anything for you during the loan process without your written approval and authorization. Take time to consider the power you are giving this person when you authorize them to sign for you.

Don't expect to get "paid" for purchasing a home. YOU should be bringing a certified check to the closing in order to buy the home.

Don't pay anyone additional fees or costs associated with the loan closing or application process after the loan closes. If someone asks you to do this, refuse and obtain legal advice.

The Secret to Selling Your Home

Want to know the secret to selling your house in a buyer's market? If there was a secret, I would surely tell you what it is. The truth is that there is no secret. There's no way to guarantee the sale of your home in a buyer's market. However, I can give you some real good advice that has been proven over and over again.

The most important thing is this:
Don't put your home on the market until it is ready. Imagine that you are a buyer, looking at your home for the first time. As the buyer, you will be "looking" for anything broken, out of place, or not maintained well. Get yourself a paper and pen and walk the home inside and out, writing down everything that needs attending to. Make sure to repair or replace all items on the list BEFORE putting the sign in the yard. In addition, make sure the home's interior is neutral and un-cluttered. De-personalize your home so that buyer's can imagine themselves living there.

In a market where there are so many homes for buyer's to choose from, the first impression is the most important one. You may not get another chance to capture the buyer's attention.
