It made the roaring fire feel just right. We gathered, one by one, at the boathouse to celebrate a great year and to share our hearts and souls with each other about 2012 and what we plan to do to make it even better. It was difficult to keep it a secret from Karen Smith, our broker, but we actually pulled it off. She was totally suprised and in awe. We decided at the onset that she should not know because she would assume some type of responsibility for the evening. And after a very busy year, Karen ended 2011 like a whirlwind. There were board meetings &amp;amp; extra beach shows. We opened a new office on 30A, and then Karen was named Broker of the Year for Bay County Board of Realtors and there was a huge banquet. Then there was the office Christmas party, the other office Christmas party, and planning for Christmas. And if that wasn't enough to fill her busy schedule, she pulled off a wedding for her son on Christmas Eve! whew!&lt;/span&gt; &lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;a href="http://3.bp.blogspot.com/-HjT4G0UtaVg/Twsa99Lb--I/AAAAAAAAAOo/_onDlABwEx8/s1600/384566_2543774109026_1093943673_32306393_952828446_n.jpg" imageanchor="1" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em;"&gt;&lt;img border="0" height="150" src="http://3.bp.blogspot.com/-HjT4G0UtaVg/Twsa99Lb--I/AAAAAAAAAOo/_onDlABwEx8/s200/384566_2543774109026_1093943673_32306393_952828446_n.jpg" width="200" /&gt;&lt;/a&gt;&amp;nbsp;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;This was our night, and Karen's night. It was our turn to get her to sit down and relax by a warm fire while we all, one by one, shared our hearts about each other and for Karen. There was laughter and tears, lots of thankfulness and appreciation for each other and for our wonderful little company. It was a great opportunity for me to share with everyone how I came to be here, and how awesome God is that he led me to this place and these people. "I know the plans I have for you", it says in Jeremiah. &lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;As I sat there listening, I was reminded of how much God must love me. And how that his plan for me is always so much more than what I could imagine for myself. I learned a few things about my office team, and I learned a few things about me.&amp;nbsp;&lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;This was one of those moments you put away in the corner of your memory and will never forget. It brought&amp;nbsp;synergy to our group and&amp;nbsp;pulled us together,&amp;nbsp;and brought&amp;nbsp;our minds together for a greater purpose. You see, here at Beachy Beach Real Estate, we don't feel like we are here just to sell real estate. We feel like we are here to make a difference in people's lives.&amp;nbsp;And as a team of professionals, we strive every day to be a positive force and an inspiration to each other and to our community. With a credit, you get a dollar-for-dollar reduction in your tax liability. If you get the $500 credit, you pay $500 less in taxes. Deductions just reduce your taxable income.&lt;br /&gt;&lt;br /&gt;There are some important things to know about these credits. There can be&amp;nbsp;limits on energy tax credits. Certain systems are capped below $500. And installation is not always covered.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;How&amp;nbsp;can I claim the 2011 energy tax credit?&lt;/strong&gt;&lt;br /&gt;1. To determine if the system you’re considering is eligible for the credits,&amp;nbsp; go  to &lt;a class="external" href="http://www.energystar.gov/index.cfm?c=tax_credits.tx_index" rel="nofollow" target="_blank"&gt;Energy Star’s website&lt;/a&gt; for detailed  descriptions of what’s covered. Then talk to your vendor.&lt;br /&gt;2. Make sure to save system receipts and manufacturer certifications. You’ll need them if  the IRS asks for proof. &lt;br /&gt;3. In sales, you have to figure out how many sales you want to close, how many calls produce leads and how many leads result in deals. Then figure out how many calls a day you have to make to reach your goal. Or maybe it's losing weight. Of course you realize that the weight 'gain' was little by little, ounce by ounce, over a period of days, years, and months. Why? Because failure is the path to success. Each lesson learned is an opportunity to move forward. 'Lesson Learned' being the opportune words here. If you experienced failure but you refuse to learn from it, you are doomed to repeat it. Christmas time. As I get older the years pass more quickly and time gets more and more valuable. I remember when I was a child waiting with such anticipation for Christmas to arrive. It wasn't just about gifts and getting things. For me, it was more about 'family'. &lt;br /&gt;&lt;br /&gt;When I was 4 yrs old, my dad accepted a pastorate at a church in South Florida and we moved away from the rest of our family. And every year, there was a family reunion at Christmas time. On dad's side of the family, it was always on Christmas eve. And on mom's side it was Christmas Day. We'd leave several days ahead of time, and it would usually be at least a week filled with lots of visits with cousins, favorite uncles and aunts, and of course..lots of presents. I never could figure out how mom &amp;amp; dad were able to hide all of my brother and I's presents in the car to take up there without us seeing them.&lt;br /&gt;&lt;br /&gt;&lt;div style="text-align: left;"&gt;&lt;a href="http://1.bp.blogspot.com/--re580yHeoo/TufGPI4ujJI/AAAAAAAAAN0/ZnXp-7wn9xY/s1600/045.JPG" imageanchor="1" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em;"&gt;&lt;img border="0" height="150" src="http://1.bp.blogspot.com/--re580yHeoo/TufGPI4ujJI/AAAAAAAAAN0/ZnXp-7wn9xY/s200/045.JPG" width="200" /&gt;&lt;/a&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;Grandma's and Grandpa's have passed on now, and I haven't been to any of the family reunions in awhile, seems that as we grow older 'life' happens and things change. But I'll always remember that feeling. Anticipation, excitement, and pure joy. &lt;/div&gt;&lt;br /&gt;Life is full of memories, old and new. It's important to remember to live each day to the fullest. Today, on the 13th day of December I spent a couple of hours walking the beach. The sun was shining down, it was warm and the water was spectacular. It seems&amp;nbsp;he had experienced the pain of a divorce and had cold feet about saying 'I love you' again. It's natural that w&lt;/span&gt;&lt;span style="font-family: Arial;"&gt;hen we are hurt we guard our hearts and become afraid to let someone else back in for fear of being hurt again.&lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial;"&gt;The news is full of stories depicting the severity of the unemployment rate, the foreclosure rate, and other negatives. There are many people with&amp;nbsp;good jobs who want to buy a house, but are afraid that they too will wind up in the employment line. The truth is, no job is safe. &lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial;"&gt;However, the days of a one career life have reached their end. Very few people work the same job or even the same career for 30+ years anymore. Your career is not a job, it's who you are. It's what you enjoy doing.&amp;nbsp;And by not making the decision to take advantage of the lowest prices in the housing market in decades, you are cheating yourself from what you really want.&lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial;"&gt;Later, I was thinking about the conversation about love and I thought of a response. And I think it applies to both situations. &lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial;"&gt;It's all about faith. We&amp;nbsp;exemplify faith in our lives every single day. We get up and have faith that our cars will start so that we can go to work, and the bus will show up to pick up the children. We&amp;nbsp;drive onto the highway in faith believing that the person driving the car coming towards us at 65 mph will stay in their own lane, yet&amp;nbsp;nothing separates these 2 vehicles but a painted yellow line down the middle of the road. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family: Arial;"&gt;Everything you do or participate in every day is a result of faith. &lt;span style="font-family: Arial;"&gt;If you can have faith in a person you don't even know to stay on their side of the road and not cross over and&amp;nbsp;hit you, how can you not have faith in a person you&amp;nbsp;&lt;span style="background-color: white;"&gt;know&lt;/span&gt;? Are you&amp;nbsp;&lt;/span&gt;&lt;span style="font-family: Arial;"&gt;putting off your happiness out of fear?&amp;nbsp;When it comes to matters of the heart, you should cherish every day as if if could be the last. Don't withhold your feelings from someone you love.&amp;nbsp;&amp;nbsp;&lt;/span&gt;&amp;nbsp;&lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial;"&gt;Having faith, or assuming the positive result, is what drives us. &lt;/span&gt;&lt;span style="font-family: Arial;"&gt;Of course there are no guarantees,&amp;nbsp;not for anyone no matter who you are.&amp;nbsp;There's no promise of anything in life, not even a promise of tomorrow. &lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial;"&gt;But this isn't about promises, it's about &lt;em&gt;facts&lt;/em&gt;. The &lt;em&gt;facts&lt;/em&gt; are that home prices are the lowest in centuries,&amp;nbsp;interest rates are the&amp;nbsp;lowest they have ever been in my lifetime,&amp;nbsp;and the financial benefits of home ownership simply outweigh the&lt;em&gt; 'if's'&lt;/em&gt; and fears.&amp;nbsp; &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family: Arial;"&gt;Put yourself and your financial future into overdrive. &lt;/span&gt;&lt;span style="font-family: Arial;"&gt;It's time to step out in faith and believe! &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="blogger-post-footer"&gt;Beachy Beach Real Estate

It's inevitable, it's always been that way, and it always will be that way. So why do we resist it so much? It's a strange fact of human nature that most of us fear change. And you know what 'Fear' is? False evidence appearing real. &lt;/div&gt;&lt;div align="justify"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div align="justify"&gt;I just finished a short term position managing a large real estate firm. It was a privilege to meet and get to know some of the best in the business in our area. I always look forward to getting to know these people when I have the opportunity. I like to watch their day to day actions and see for myself what makes them a top achiever. I find that there is always something to be learned from every experience, and every person that I encounter. If you approach experiences in life&amp;nbsp;expecting to learn something, you probably will. &lt;/div&gt;&lt;div align="justify"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div align="justify"&gt;However, I have started to believe that my brain works in direct opposite of&amp;nbsp;most people. For me, the opportunity of change is very exciting! I hate it when things are the same, day after day. I definitely was not one of those people that God made to stand on an assembly line somewhere. Thank God I have never had to do that. I'm not saying I'm too good for that, in a tough situation there is no job too menial. God bless everyone who takes pleasure in these types of environments, but I am wired different. I am always looking for new opportunities, new places, new faces, and new ideas.&lt;/div&gt;&lt;div align="justify"&gt;In my position, I found that there are so many people who mentally block change for no reason at all. Of course it is fear of the unknown that stops many from moving forward. But for some people, it's just being plain stubborn.&lt;br /&gt;&lt;br /&gt;For instance, I can't&amp;nbsp;tell you&amp;nbsp;how many times I heard the words, " I'm just not that good on the computer" or "I'm just computer illiterate". &lt;/div&gt;&lt;div align="justify"&gt;Ok folks, I understand that not everyone can be or wants to be an IT Tech. But let's&amp;nbsp;be frank for just a moment. For at least the last 10 years and for the next several decades, computers have been and will be a part of our everyday life. We will encounter this in our home life, family life, and career. And if you have chosen a career that bases itself so fully on the use of c&lt;a href="http://4.bp.blogspot.com/_i7MmalPPDak/TN04ZtOaoYI/AAAAAAAAAJo/CzrkZZ_34-g/s1600/imagesCAY4WX1R.jpg"&gt;&lt;img alt="" border="0" id="BLOGGER_PHOTO_ID_5538645131023524226" src="http://4.bp.blogspot.com/_i7MmalPPDak/TN04ZtOaoYI/AAAAAAAAAJo/CzrkZZ_34-g/s200/imagesCAY4WX1R.jpg" style="cursor: hand; float: right; height: 93px; margin: 0px 0px 10px 10px; width: 167px;" /&gt;&lt;/a&gt;omputers, why are you still uttering these phrases? There is absolutely no excuse for this. There are hundreds of beginner to advanced computer courses offered at various schools, churches, and other organizations all over the metro area. Some cost little, some are even free! &lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div align="justify"&gt;My philosophy is that if it ever has been done by anyone, you can do it. If it has ever been learned, you can learn it. If someone else knows it, you can know it too. With the exception of a few people, most adults have an IQ in a common range. People who can do what you cannot are not generally smarter than you, they just took the time to learn whatever it was they wanted to do.&lt;br /&gt;&lt;/div&gt;&lt;div align="justify"&gt;I will look back on the last few months with a smile, knowing that God put me there to learn something. I learned some great things that will help me with my own career. I made new friends, and made new acquaintances. I learned that there isn't just one 'right way'. There are many different ways, and people experience success in different ways. &lt;/div&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;div align="justify"&gt;I am very excited that a new phase of my life has begun. They gave us 6 days notice to get moved and report to work. I know what you're saying, but if you have a good job with benefits these days you have to do whatever is necessary to keep it. And being that he's the primary bread winner I had no choice but to cooperate.&lt;br /&gt;&lt;br /&gt;I hope this explains why my posts went from featuring Dawsonville to Douglasville. (Well, I haven't posted anything about Douglasville yet- but I will!) The good news is that my real estate license is for the entire state of Georgia and as long as we stay in the state, I can work wherever I go.&lt;br /&gt;&lt;br /&gt;Back to the subject of egg throwing...I have to admit I was hesitant at first to re-group and start over in a new town. I became discouraged and thought about giving up the business for awhile and getting a 'job'. But now that I've had time to digest it and meditate on it for awhile, I've decided that I can't give up doing what I love to do.&lt;br /&gt;&lt;br /&gt;When I moved to Georgia from Florida in 1995 I moved to the area where we have moved to, so I'm familiar with the area. Although we are happy that the tax credit made it to the signing table, there were a few changes from the original bill that was passed by the Senate.&lt;br /&gt;&lt;br /&gt;The credit is limited to eligible purchases made between June 1, 2009 and November 30, 2009. If you have already closed on your home purchase this year, you will not receive the credit. The credit can be claimed only one time per taxpayer.&lt;br /&gt;&lt;br /&gt;The final version of the bill contains an amendment to clarify condominiums and residences occupied at the time of sale are eligible for the credit. In addition, eligible single family residences include :&lt;br /&gt;- new single family residences&lt;br /&gt;- previously occupied residences that were for sale prior to the May 11, 2009 and are still for sale after May 11, 2009&lt;br /&gt;- owner-occupied residences with respect to which the owner's acquisition debt is in default on or before March 1, 2009 (meaning pre-foreclosure properties)&lt;br /&gt;-residences where a foreclosure has taken place and are owned by the mortgagor or the mortgagor's agent (properties owned by the bank)&lt;br /&gt;&lt;br /&gt;There has been little debate about the need to stimulate the housing market. However, state budget deficits left approval of HB 261 in serious trouble. It was finally decided to reduce the overall maximum benefit of the tax credit to $1,800 or 1.2 % of the purchase price (whichever is less) spread over three years so that the overall impact to the state was reduced by allowing the credit to be claimed over three years, while continuing to provide a significant benefit to potential homebuyers.&lt;br /&gt;&lt;br /&gt;It is important to note that this is not just for First Time Home Buyers. Anyone purchasing a home may be eligible for this tax credit.&lt;br /&gt;It is also important to note that this is not in lieu of the Federal Tax Credit of $8000 that purchasers may also be eligible to receive.&lt;br /&gt;&lt;br /&gt;For specific questions about the tax credits and what it means to you, contact your tax professional.&lt;br /&gt;&lt;br /&gt;Now, more than ever is the time to buy. As soon as I get the details, I will update!&lt;/div&gt;&lt;div align="justify"&gt;&lt;br /&gt;What awesome news today. I think I discovered why it's called Labor Day. I moved over the weekend, and I did a lot of "laboring". Actually, I'm still not completely sure where all my clothes are, shoes, makeup, etc. You would think that after moving as many times as I have I would have a better system and be more organized. But you know, no matter how organized you think you are, and no matter if you hire movers or do it yourself, there's still TONS of little things you must do once you arrive. Rainfall up to 6 inches is expected by Tuesday evening. This could result in rapid rises of creeks and streams. Lake Lanier was up more than a third of a foot early Tuesday morning from the same time Monday.The torrential rains from Tropical Depression Fay that have soaked the northeast corner of the state - with up to 6 inches in places - have dumped a lot of water into the Lanier watershed, the area that feeds the lake. This is a photo I took of the river near my house. All summer you could sit and watch people enjoying the river in canoes, kayaks, and big yellow tubes. Screams of delight from children having the time of their lives. It's been a wonderful summer.&lt;br /&gt;Now in just a short time, these beautiful green leaves will begin to take on an orange hue. Soon we will take our annual drive through the mountains to see the magnificence of orange, yellow, and brown cover the land in a sight so beautiful you can't capture it on film. So, Saturday it was a work/play trip. (Place a sign, take photos, and explore the property.) If you make to to the top, you will discover that you can actually drive around the falls to the top, walk right out to the deck and look down. But that really takes all the fun out of it doesn't it?&lt;/span&gt;&lt;/div&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;div align="justify"&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;The falls are absolutely gorgeous. And the view from the top is incredible. If you're in the area, make sure to plan to visit. There's a picnic/play area, visitor center, wading pool (fishing pond), hiking trails, cottages, campground and even a lodge &amp;amp; restuarant. &lt;/span&gt;&lt;br /&gt;&lt;/div&gt;&lt;div align="center"&gt;&lt;a href="http://www.amicalolafalls.com/"&gt;http://www.amicalolafalls.com/&lt;/a&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;br /&gt;&lt;span style="font-size:85%;"&gt;&lt;span style="font-family:verdana;"&gt;Once you have visited the falls, you'll be so impressed you will begin to imagine how nice it would be to visit more often. Seems like we all do alot of "waiting". We wait for people, events, results, and we even wait for food! What I would like ask you is, what are you doing while you're waiting? Are you using that time in a positive way? Or must you look back with regret that so much of your time was just "wasted time"?&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Maybe you have your home listed for sale? Are you waiting for the right buyer? Here are some things that you can do while you're waiting. &lt;/span&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Clean out the attic, garage, and closets. Go through everything. If you haven't used it in a year you probably don't need it. Separate things into 3 different piles. One pile is things you still need to keep. (Your child's first shoes. Your grandma's cake plate. Things you would never part with.) The second pile is things to donate to a charity. The third pile is things you should sell. Which leads to my next point.&lt;/span&gt;&lt;/li&gt;&lt;br /&gt;&lt;li&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Have a Yard Sale! Take advantage of the time you have while you wait by getting rid of as much as you can. There will be that much less to move once the home closes and it's time to load the truck! &lt;/span&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Is your business slow? As an agent, I have utilized my "extra" time in the last few months taking classes (Like getting my Brokers License!), attending seminars, learning new technology, and getting better organized. &lt;/span&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;I am very grateful that my business has increased tremendously! I was meeting my new Partner - &lt;a href="http://activerain.com/blogsview/582402/PRESS-RELEASE-JULIE-HUGHES"&gt;Julie Hughes Nix &lt;/a&gt;at my office so that we could ride together to the corporate sales meeting of Power Realty. It was her grand introduction to everyone, and my proud moment as being the recruiting agent of the month and winning $$$$$ too! I was absolutely SIKED about the meeting. Of course, I am always excited because Power Realty is THE BEST company I have ever worked for, and I am so proud to be there.&lt;br /&gt;Anyway, As I was putting my bags into my car the dog jumped on the front door and it shut. It was locked. My keys..all of them, were in the house! I could not believe this was happening to me! What in the world would I do??? We have a spare house key hidden outside. It has been there for months. However, over the weekend, we needed it and it was inside on the counter. Great! &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: verdana; font-size: 85%;"&gt;&lt;br /&gt;I considered calling a locksmith, as I did have my cellphone on me. But I had no idea WHO to call. I live 20 minutes out in the country. How long would I be sitting here waiting? I am hot now, the temperature is high, the humidity is horrible. I was already having a bad hair day..now it's just laying there on my head. I was dressed up in a linen blazer...shedding that as I sit in my car sweating and wondering WHAT to do. The blazer is now wrinkled as if it just came from the bottom of a pile of clothes. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: verdana; font-size: 85%;"&gt;&lt;br /&gt;I called my broker, and she says OH NO!! You HAVE to be there! ( Any other time my branch manager would have come to pick me up, however she was having a blast at Disney World in Florida while this catastrophe was going on.) &lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family: verdana; font-size: 85%;"&gt;&lt;br /&gt;It was then I remembered....my we were working on something in the yard last weekend and didn't put all the tools away. I looked, and there...YES! It was a huge, long crowbar!! I hooked that baby in the doorframe and pushed it hard and with great cracking and splintering the door was open!!! I got my keys and took off! Good thing I have a guard dog IN the house- no worry someone will come in until I get home and attempt to repair the damages! &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family: verdana; font-size: 85%;"&gt;&lt;br /&gt;I arrived ON TIME, looking like I just came from an outdoor shower with my clothes on. It is more obvious among 25-40 year olds in the middle to upper income class. The trend is that they are not spending money. They have made a committment that they will purchase only necessity items until the end of the year. Realizing that they don't "need" even half of what they have, they are seeking happiness, peace, and enjoyment in life from the more simple things. They are forcing themselves to be more resourceful, and learn to live without so much "stuff". &lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt; &lt;/div&gt;&lt;/span&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;Looking at the glass half full, I see people learning new values in life. I see people learning that you can't find happiness in "things" and that we have been "dupped" into believing that new cars, furniture, big houses, diamonds, and designer clothes make us who we are. &lt;/span&gt;&lt;/div&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;Looking at the glass half empty, I wonder what the effect of this new trend will be on the economy as a whole. You know, you just don't realize how much you have until you start packing it into boxes! After a few hours of packing, I decided it was just too much. Once spoken words can heal, inspire, encourage, motivate. They can also cause a great deal of pain. You don't have to speak out loud everything you think in your mind. Some things are better left unsaid.&lt;br /&gt;Things my mother said to me as a child:&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;"I hope you have a daughter someday, and I hope she acts just like you do!" - &lt;em&gt;I have NO children&lt;/em&gt;. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;br /&gt;"You are TOO loud, I heard you over everyone else on the bus!" &lt;em&gt;I have spent the last few years of my life learning to be more assertive and speak up! People constantly complain that I am mumbling and they can't hear me. &lt;/em&gt;&lt;br /&gt;&lt;br /&gt;" Why do you always have to learn everything the hard way?" &lt;em&gt;I am still trying to stop doing that.&lt;br /&gt;&lt;/em&gt;&lt;br /&gt;My father had his own contributions. I was a chunky kid, and he was always concerned about my weight. I loved milk. But everytime I would pour myself a glass of milk, he would say " You don't need that whole glass of milk". &lt;em&gt;I am 42 years old, and to this day I cannot pour myself a whole glass of milk.&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;Think real hard about the things you say to your children, your spouse, family and friends. Are they damaging? Are they hurtful and thoughtless? Do they encourage and inspire or tear down and jab?&lt;br /&gt;&lt;br /&gt;Even more detrimental is the negative things that we say to ourselves! Do you constantly tear yourself down? " I believe that the brain doesn't know the difference between what is real and what you tell it. Try some positive affirmations. Write some positive things to say to yourself and paste them on your bathroom mirror. Say them every day, over and over. Tony Robbins has great affirmations like "Every day in every way I am getting better and better. (stronger &amp;amp; stronger or happier and happier) " All I need is within me now!" All the _____ I need is within me now!"&lt;br /&gt;&lt;br /&gt;Don't think it works? Hopefully, this is not a suprise to you.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;I love listening to people speak who concentrate on the postive, and not the negative side of things. For example I learned that:&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;em&gt;&lt;strong&gt;98.8% of homeowners pay their mortgage payment ON TIME.&lt;/strong&gt;&lt;/em&gt; Another 1% pay late, but still make the payment. Let's see, that means that 99.8% of homeowners are not losing their homes. And .02% are being foreclosed on. These are not arbitrary numbers. This gentleman, Frank Norton Jr., is a credible authority on the subject. Not a day goes by that I am not hearing about it, or experiencing it myself.Real estate agents everywhere are HIDING! They hide from their customers, they hide from other agents, and worst of all they hide from their own clients! What is the reason for this growing epidemic? I can't answer that question with a satisfactory answer for everyone. But I can share my personal experiences.&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;/span&gt; &lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;I have a client who is transferring from New Hampshire to North Georgia. They called me as a result of an ad on Craigslist for a home we have listed for sale. I quickly developed a friendship with them, and started sending them properties to view. Eventually they tell me that they have already visited here and previewed several homes for sale. When they returned to New Hampshire, their agent simply disappeared. She would not return any of their calls. She would not return any of their emails. These folks are going to purchase a home with CASH, as soon as they get their home sold in New Hampshire. They subsequently allowed me to refer them to a terrific agent in New Hampshire to list their home. That agent got the referral from me because HE ANSWERED the phone when I called him. During my searches for homes in my area, often my clients ask for more information. When I call the local listing agent, I get....voicemail! (and usually no return calls)&lt;/span&gt;&lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;&lt;/span&gt; &lt;/div&gt;&lt;div align="justify"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;My purpose for this post is to say that I am NOT that agent. The lender may be willing to agree to allow the property to be sold for less than the balance of the loan, which is called a "short sale". The seller would need to prove that they are financially incapable of paying the loan including providing financial documents , an asset &amp;amp; liability statement, and a hardship letter to the bank.&lt;br /&gt;&lt;br /&gt;As a buyer, it could be an opportunity to get a great deal. But there are no guarantees that it will close. Some close, but some do not. One of the biggest problems are that sellers are waiting until the last few weeks before the foreclosure sale date, and then trying to get the short sale agreement approved by the bank. The bank has a "loss mitigation" department to handle these accounts, and sometimes they work very quickly. But most lenders are so overburdened by these requests, they simply are not able to get to the file before it is too late!&lt;br /&gt;&lt;br /&gt;So, what is a &lt;strong&gt;seller&lt;/strong&gt; to do? If your home is in trouble and you are facing foreclosure, RUN, don't walk, to the phone and call me today! Getting the required paperwork completed, submitted and approved can take a week or two! If your home is scheduled to be sold in 3-4 weeks, it could be too late. Make sure not to attempt this feat without the advice of an agent with experience in short sales. There are many details that cannot be overlooked, such as protection clauses to protect you from the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;possibilities&lt;/span&gt; of deficiency judgements.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Buyers&lt;/strong&gt; should know that the opportunity is there if you are willing to take the chance. There are no guarantees that there will be a successful close.&lt;br /&gt;&lt;br /&gt;The good news is that banks are getting somewhat more efficient at processing short sales. I am sure that some of you have seen the movie, and are familiar with the term. I have not seen the movie yet, but I am familiar with the plot.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;I do have a "Life List". I have it posted on a website called,&lt;strong&gt; &lt;/strong&gt;&lt;a href="http://superviva.com/"&gt;&lt;strong&gt;&lt;span style="color:#ff0000;"&gt;Superviva&lt;/span&gt;&lt;/strong&gt;&lt;/a&gt;&lt;span style="color:#ff0000;"&gt;.&lt;/span&gt; I am amazed that I have been able to cross some things off my list. It's exciting to write and commit to things you used to only dream of. It's as if admitting them and writing them down has some magical power that propels you in the direction of achieving them. Or maybe it's just that by writing them down, it makes you ask yourself the question, "Why Not?" If nothing else, it seems to provide some direction in my life.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;I'm a huge promoter of goal setting and thinking positive. I believe that your brain doesn't know the difference between what's real, and what you tell it. What do I mean by that? Well, let's say that you want to lose some weight. If you constantly profess that you cannot walk by a piece of chocolate without eating it, every time you walk by chocolate you will probably eat it. If you proclaim that you can eat a piece of cake and gain 3 pounds, your brain hears you and can make it happen. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;em&gt;What if&lt;/em&gt; you said something like, "I am in control of what I eat, and every day I am losing weight and getting healthier". Try saying that out loud at least 20 times every morning for the next week, and see if your chocolate cravings suddenly have no power over you. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;At this point, you are wondering what any of this has to do with helping you get your home sold, or finding just the right home for you to buy. Believe me, it applies! Having a positive outlook will make a huge difference in the way you see situations that arise, help you keep an open mind and be able to "think outside the box" and get the task completed. I want you to believe that whatever obstacles are against you, we can work together and overcome them. It absolutely CAN be done! But first, you must believe! You also should be prepared for the possibility of judgements, liens, and more than one note or deed than the one being foreclosed on. Get 2 large pots, and fill them with flowers and place them on each side of the entrance to your home. With potential buyers lurking the Internet, make sure the first impression they get of your home, is the best one! I have personally seen the effects of mortgage fraud several times in my 10+ years of experience. It can be devastating and take years to recover from it. Some never recover. Please don't become a victim. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;Here is a simple list of DO's and DON'Ts to follow when purchasing a home from the &lt;strong&gt;&lt;em&gt;Georgia Real Estate Fraud Prevention &amp;amp; Awareness Coalition&lt;/em&gt;:&lt;/strong&gt;&lt;/span&gt;&lt;strong&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#006600;"&gt;&lt;em&gt;Do&lt;/em&gt; Provide your confidential financial and personal information only to someone you trust and know works for the Lender. If you have doubts, call the Georgia Department of Banking and Finance at 770-986-1136 and ask if the Lender is licensed and in good standing before giving out any information.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#006600;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#006600;"&gt;&lt;em&gt;Do&lt;/em&gt; be honest when completing a loan application and answering questions during the application process.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#006600;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#006600;"&gt;&lt;em&gt;Do&lt;/em&gt; request and keep copies of everything you provide to the Lender and everything you are required to sign. The Lender should not have any problem honoring your request for copies.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#006600;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#006600;"&gt;&lt;em&gt;Do&lt;/em&gt; review the Good Faith Estimate of Closing Costs that is required to be given to you by your Lender. Ask about any parties being paid or fees that you don't understand or with which you disagree. Ask for a written confirmation of the interest rate lock-in once you have agreed to lock in a rate.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#006600;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#006600;"&gt;&lt;em&gt;Do&lt;/em&gt; read and understand all of the documents presented to you before you sign them. Ask questions about anything you don't understand. Realize that when you close the loan, you are personally responsible for repayment of the loan.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#006600;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#006600;"&gt;&lt;em&gt;Do&lt;/em&gt; proceed with caution if you are encouraged to become a real estate investor of multiple properties in a short period of time, especially if you are not required to put money down, or even worse, if you receive money back from the transaction.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#000000;"&gt;-----------------------&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#cc0000;"&gt;&lt;em&gt;Don't&lt;/em&gt; create a false identity or use someone else's identity or social security number to obtain a loan.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#cc0000;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#cc0000;"&gt;&lt;em&gt;Don't&lt;/em&gt; provide, or pay anyone else to provide, false information about your employment, income, credit, or bank accounts.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#cc0000;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#cc0000;"&gt;&lt;em&gt;Don't&lt;/em&gt; accept payment for use of your name, credit, or social security number.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#cc0000;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#cc0000;"&gt;&lt;em&gt;Don't&lt;/em&gt; close a loan that you know has false or misleading information including appraisals with inflated values, down payment or earnest money that did not come from you, or rental leases that you believe to be inaccurate.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#cc0000;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#cc0000;"&gt;&lt;em&gt;Don't&lt;/em&gt; pay your earnest money (down payment) to anyone other than your real estate agent or the seller of the home you are purchasing. If you have doubts about who really owns the property you are purchasing, call the county tax assessor to verify the current owner and find out when they took ownership.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#cc0000;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#cc0000;"&gt;&lt;em&gt;Don't&lt;/em&gt; let anyone sign anything for you during the loan process without your written approval and authorization. Take time to consider the power you are giving this person when you authorize them to sign for you.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;color:#cc0000;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Verdana;font-size:85%;"&gt;&lt;span style="color:#cc0000;"&gt;&lt;em&gt;Don't &lt;/em&gt;expect to get "paid" for purchasing a home.
